Buy the right home—not simply the first home that looks good online

A strong purchase begins before the showing. Clarify your priorities, understand the full cost, compare properties consistently, and structure an offer around both the market and your risk tolerance.

1

Define the real goal

Discuss timing, location, payment comfort, space, condition, commute, and future plans. Separate true needs from preferences that can change later.

2

Build the full financial picture

Review preapproval, down payment, closing costs, taxes, insurance, utilities, maintenance, and likely repairs—not just the advertised monthly payment.

3

Search with a framework

Use three lists: must-haves, strong preferences, and easy future improvements. This makes it easier to compare homes without letting one feature control the decision.

4

Evaluate beyond the photos

Study layout, water management, roof and mechanical ages, windows, foundation, renovations, lot, location, and resale factors. Attractive finishes do not replace sound fundamentals.

5

Write a strategic offer

Price matters, but so do financing, inspections, appraisal terms, closing date, possession, earnest deposit, and the seller's priorities. The strongest offer is not always the highest.

6

Inspect with perspective

Distinguish major risk from normal ownership items and cosmetic preferences. Use qualified inspectors and specialists when a condition needs deeper evaluation.

7

Manage every deadline

Financing, appraisal, title, insurance, inspections, repairs, and closing documents must move together. Consistent follow-through protects your options.

8

Prepare for ownership

Plan utilities, locks, moving, maintenance, warranties, records, and a first-year repair reserve. Closing day is the beginning of ownership, not the end of the plan.

Questions worth asking at every showing

  • Does the layout support daily life?
  • What major systems may need work?
  • Is there evidence of water intrusion?
  • What improvements were permitted?
  • How do taxes and utilities affect cost?
  • What cannot be changed about this home?
  • How does it compare with recent options?
  • Would it still fit if plans change?
Local research matters: verify commute, schools, taxes, utilities, services, zoning, and other priorities using reliable sources. Your agent can help identify the right questions and records without deciding personal preferences for you.

Before you write an offer

Confirm your lender strategy, available cash, inspection plan, preferred timing, and walk-away point. Review comparable sales and current competition. Decide in advance which risks you can accept and which protections you need.
